Hibernia Reit will develop the 20,000 sq ft of office space at Windmill Lane in Dublin’s docklands as a joint venture with Starwood Capital.
It acquired the site from Starwood for €7.5m in June 2014 - Starwood was given an option to buy back in as a 50/50 venture partner at purchase price plus 7 percent.
Starwood will now pay €4.9m for its stake in the project.
The site was once home to the Windmill Lane recording studio which was made famous by U2 - it will now house 15 residential units, 7,000 sq ft of retail space, and 120,000 sq ft of office space.
Building on the site is due to be completed by the end of 2017.
The studio, which has been a site of pilgrimage for U2 fans, has been demolished - but a 20 metre stretch of graffiti covered wall has been retained. Irish Independent reports that two museums are interested in using the wall in displays.
