A deep retrofit addresses these weaknesses through one coordinated upgrade project. By improving insulation, heating, ventilation and overall energy performance, you can create a warmer and more comfortable home.
With SEAI deep retrofit grants, eligible homeowners may be able to reduce the cost of the work, while Energia’s Home Upgrades service can guide you through the process, from your initial assessment to grant administration and your final BER rating.
What does a deep retrofit involve?
Retrofitting improves several areas of an existing home to achieve a much higher level of energy efficiency. Depending on the property, work may include attic, floor or wall insulation, replacement windows and doors, airtightness measures, mechanical ventilation, a heat pump, heating controls or solar PV.
With Energia’s Home Upgrades, you can explore a wide range of SEAI deep retrofit grants, with support of up to €40,000 per home for eligible projects. The final amount available to you depends on your property type, the selected measures and the applicable scheme requirements.

A detailed breakdown of SEAI deep retrofit grants
The value of retrofit grants varies according to your home type and the upgrades included in the project. While detached homes generally qualify for higher insulation and window grants, several other supports such as ventilation and airtightness remain the same across all property types.
When a project is completed through Energia, approved retrofit grants are deducted upfront from the total cost. This means you pay the remaining project balance instead of paying the full cost and waiting to claim the funding afterwards.

Who may qualify?
To access retrofit grants, your home or property generally must have been built and occupied before 2011.
Once the upgrades are completed, it must achieve at least a BER rating of B and either include a heat pump or meet the required improvement in primary energy use.
You may not be eligible to claim funding for a measure that has already received an SEAI grant.
You may also qualify for an enhanced attic-insulation grant if you are a first-time buyer of an older home. Under the initiative, you must have purchased a second-hand property on or after 1 January 2025 and must not have owned another home before purchasing it.
